The Woods I & II Dues

Monthly DuesDues are paid monthly, and are due by the end of each month. If a homeowner chooses to pay one year in advance, they receive a 5% discount. They are only eligible for the discount if their account is current at the time the check is received The one-year advance payment can be made at any time when the account is current; it simply covers the upcoming 12 month period.Please send your dues payment to:The Woods POA

Automatic Payment of DuesAt the request of many of our members, the board has agreed to establish an automatic direct payment plan through Southside Bank. To sign up for automatic payment of your monthly dues, please print this form and fill in the required information. Attach a voided check and mail the form to our bookkeeper at WPOA, PO Box 130191, Tyler, TX 75713-0191. Contact information is on the form if you need to check your account balance. Forms received at the office of the bookkeeper by the 14th day of the month will be drafted from your account on the 16th of the month and then on the 16th day of each month following. By using this payment plan, you will always be “on time” with your dues payments.DELINQUENT ACCOUNT POLICYThe following policy has been adopted by the WPOA Board of Directions on January 25, 2023. This information will be posted on the WPOA website and language added to the quarterly statements mailed to each homeowner. Once an account has become 7 months delinquent the property owner will receive a certified letter from the WPOA Board of Directions advising they have 90 days to bring their account current. After 90 days, if the property owner is not in compliance, or has failed to contact the WPOA Board of Directions to set up a repayment schedule, the delinquent account will be turned over to WPOA Board Legal Counsel to place a lien on the delinquent property. If the lien is not cured within 1 year, the WPOA with request a court judgment. All legal expenses associated with the collection of this debt will be incurred by the delinquent property owner. Additionally, per the By-Laws of The Woods Property Association, Inc., Article II, Section 13, property owner rights will be suspended as long as the assessment remains unpaid.

Recreation & Security

Pool OperationThe WPOA pool is currently open, but will be closing soon as the cooler weather will soon be here. It will re-open Memorial Day Weekend 2026.Pool Rules1. Members must be in good standing before they are issued a key. Pool keys may be obtained from the WPOA Recreation & Securities VP.
2. The pool open season is from the Saturday prior to Memorial Day in May to the end of Labor Day in September.
3. Entry to the pool is by key. No one is allowed entry without his or her key.
4. The Woods I & II pool is an unmonitored pool. There is no lifeguard on duty. The WPOA is not responsible for accidents or personal injury of a member or a guest of a member.
5. Children under the age of 12 must be accompanied and monitored by an adult.
6. Parents should accompany their children and guests to the pool and ensure that they are aware of and comply with all pool rules and regulations.
7. A 911 emergency phone is located just outside the pool enclosure.
8. The pool gate must be locked at all times.
9. Only members and their accompanied guest may enter the pool.
10. No running is allowed inside the enclosure.
11. No behavior, such as pushing or horseplay, that may be dangerous to others is allowed.
12. No abusive behavior—verbal or physical is allowed.
13. No diving, including “cannon-ball” dives is allowed.
14. Non-swimmers must be supervised by an adult and must remain at the shallow end of the pool.
15. No glass containers or alcoholic beverages are allowed inside the enclosure or on the pool grounds.
16. No pets are allowed.
17. Residents are asked to take all trash with them.
18. Bicycles must be parked outside the pool enclosure and away from the entry gate.
19. The pool is closed at dusk. No one is allowed inside the pool after dark. Violators will be considered trespassers by the Tyler Police and will be subject to prosecution.
Tennis Courts OperationThe tennis courts are for use by members and their guests only. Access is by key and the gate must be locked after every use. The tennis courts shall not be used after 10:00 PM. There is a squeegee and broom available for use to clear water and leaves/pine needles from the courts prior to use. Also, there are lights and switches on the inside of the courts for nighttime operation. The lights are on a timer to automatically turn off after an appropriate time and may be reset if required. During the year, scheduled maintenance at the courts will be performed. If members need a key to the tennis courts, please contact the WPOA president.Fencing and SignageNew fencing and signage were installed upon the advice of both our attorney and insurer. Features such as the lake, bridge, dam, and fountain are attractions that draw trespassers, often with unattended children. While the WPOA has been fortunate in the past, making it clear to trespassers that our facilities are for our homeowners and guests only greatly reduces our exposure to lawsuits and insurance claims.

Click here to send your question to the Woods Property Owners Association.Do I need The Woods POA Board’s approval to paint my house?If you are changing the color of the paint on your home, then you do need board approval. If the color is the same as the existing color, you do not need board approval.Can I paint my brick?You do need to submit a request form and have signed board approval to paint brick that has not been painted prior.Do I need board approval to change my roof?If the shingles match the existing roof, you do not need board approval. If the shingles will be a different color than the prior roof, board approval is needed.Are sheds allowed?Sheds are considered temporary buildings and are not permitted in the association. Some homeowners have installed sheds and the board is working to have them removed. Sheds are not “grandfathered” in when purchasing a home in The Woods regardless of what a realtor may have promised.Can I have a permanent storage unit on my property?Homeowners requesting to have a permanent storage building or a pool house must submit a request with plans/drawings to The Woods POA Board for approval. A permanent storage building or pool house must have the same construction as the home – a concrete foundation, 2X4 wood construction, sheet rocked walls, brick exterior matching the home and a shingled roof. The structure must fit within the setback requirements of the covenants and the city, and the drawings must show the exact location of the structure.Can I store a boat, camper, trailer in my driveway?No boat, bus, camper, camp-mobile, tractor, trailer, truck, pop-up camper, or any vehicle other than an automobile, standard size pickup or van is permitted to be stored in the driveway. The covenants require them to be stored in the garage. If they do not fit in the homeowner’s garage, the item must be stored offsite.Can I park my mobile home, motorhome, travel trailer or other vehicle next to my home or in the driveway?Any such vehicle, without limitation, which cannot be stored in a conventional garage shall NOT be brought into the neighborhood on a permanent basis. The temporary parking of the aforementioned vehicles is allowed for a maximum period of one week.Do I need approval to replace my fence or install a new fence?If the fence is replacing an existing fence, board approval is not required. The fence must be wood and no taller than 6 feet. If there has not been a prior fence, the homeowner must submit a request for the fence including a drawing of the exact location, and that it meets covenant and city setback requirements.Are fences allowed on lake-front properties?Any fence installed on lake-front property must have board approval. Fences on lake-front property may not be wooden as they block lake views; rather they must be constructed of brick and wrought-iron fencing. If there has not been a prior fence, the homeowner must submit a request for the fence including a drawing of the exact location. and that it meets covenant and city setback requirements.What can be done about a homeowner’s yard that is not being maintained?If at any time, an owner of any residential lot shall fail to control weeds, grass, and/or other unsightly growth, or rubbish, the Association has the authority and right to go onto the lot for the purpose of mowing and cleaning the lot and has the authority to assess and collect from the owner of the lot a reasonable sum for mowing and cleaning the lot.What are the parameters for tree removal?The Woods POA covenants do not prohibit the removal of trees. Any tree on a lot, other than a tree specifically on the common grounds of The Woods POA, is the responsibility of the lot’s owner.Can I trim a tree that is growing into my property, but it is on my neighbor’s yard?You may trim any branch growing onto your property to the property line. The Woods POA Board recommends neighbors discussing a tree issue between themselves. The POA does not solve tree issues between neighbors.Can I install a pool?A homeowner must have a city permit and board approval prior to installing a pool. The city permit as well as drawing(s) showing the exact location of the pool on the lot and setback requirements must be submitted for board review.My Realtor told me……Please know that any statement and/or promise made by any realtor that is contrary to the bylaws and/or covenants is not binding.
